What are the rules for decorations or yard art?: Holiday decorations can be placed out three (3) weeks before the holiday and must be taken down within two (2) weeks after. The only exception to that is the winter holiday season. Decorations may be put up from November 1^st and must come down by January 31^st. If you want to put something out and leave it up for an extended amount of time or even year-round, you will need to submit a Home Modification application to the Design Review Committee.

1. How does the Compliance team check for violations and how often?: We are in every neighborhood no less than four (4) days each week, including the night patrol team. We do visual inspections of all sides of the property. We do this from the street, sidewalk, or common area. We do not go onto private property. We also use Google Maps, Zillow, or other public sites and receive photos from your neighbors.

2. Does the compliance team use a drone to look in my backyard?: No, the compliance team does not use a drone for the inspections.

3. When can I put up my exterior holiday decorations?: Due to the variety of religious and other holiday seasons that fall between November and December, decorations may be put up by November 1 and must be removed by January 31. For other seasonal holidays, decorations may be put up three weeks before the holiday and must be removed within two weeks after the holiday.

4. Why am I being singled out when the neighbor has multiple violations?: If you are receiving a letter, so is your neighbor. Due to privacy laws, we won’t share what steps we have taken with your neighbor, just as we don’t discuss your home with them.

5. What is a weed?: The definition of a weed is a wild plant growing where it is not wanted. Sometimes seeds are picked up by the wind and land in your yard from all types of vegetation. If the vegetation is not on your approved landscape plans, please remove these seedlings to prevent the yard from becoming overgrown in time, even if they have pretty flowers.

6. Why am I receiving a letter for dead plants/trees when it is too hot/cold outside to replace?: We send Courtesy letters as a friendly reminder because sometimes it takes two sets of eyes to identify the concern. Some species of vegetation require planting in a specific season. Trees themselves can be costly and they take time to coordinate with a landscaper. Please simply reach out to the compliance team to discuss a timeline that will work best for your household to avoid escalation of the letter.

7. What do I do if I disagree with a violation?: Reach out to the compliance team. We are more than happy to correct our mistake if one has been made. We are always willing to help you understand the rules and what the violation/concern is.

8. What do I do if I get a fine?: The Board of Directors permits the staff to waive fines. If you are not a repeat offender and it is out of the norm for you to receive a fine, reach out to us. We are more than happy to get that waived. If the office staff has already waived several and states they no longer can waive anymore, you can file an appeal with the Board of Directors.

9. Who owns the perimeter walls/fence?: Perimeter walls and view fences are shared, either with your neighbor or the community. Given that these are shared, that includes the expense of repair. Critter guard/snake fencing (with approval from the Design Review Committee) can be placed on the inside of the view fence. The outside of the view fence is owned by the association.

11. Why do I only have 14 days to paint my house?: The fourteen (14) day cure period is for all violations. There are two (2) exceptions set forth by the Board, parking is 24 hours and Short-Term Rental is seven (7) days. We know it doesn’t take 14 days to put a trash can away and we know that a house rarely can be painted in 14 days. If you are unable to address any concern noted in a letter (tree trimming/paint/irrigation repairs etc. within that time frame, just reach out to us. We work with residents every day to come up with a plan that works for each individual household.

12. Can I buy paint anywhere to use on the exterior of my home?: You can use whichever brand of paint you prefer, but the paint needs to be matched to the approved colors from Dunn Edwards or Sherwin Williams, depending on your neighborhood.

13. Can I park my RV or trailer on the street?: Yes, but only with a variance. Residents are allowed to park these large vehicles on the street for four nights per month.
